In the state of Louisiana can only my husband apply for a morgage?

My husband has a little better credit score than I do. Can he apply for the morgage without my name on it. My income is not a factor. Thanks

Yes, your husband can apply for a mortgage in only his name, if he qualifies without your income. He will own the house in his own name only, but he can put your name on the title of the house after it closes escrow.

Applying for a Morgage Loan - Do I have any Privacy Rights?

New postby Mitzi » 17 May 2010, 08:18

My lender wants copies of my last 2 months bank statements, but I feel this infringes on my privacy.

Can I black-out all the companies I paid money to on my bank statement?

Ask them. Basically, they want to see if your income and expenses meet their guidelines. They are more into the numbers than the names of the payees.

BTW, my bank statement doesn't show the name of the payees. It just shows the check numbers. If I want to see the checks, I can get the image online. I used to have bank statements that came with pics of all checks. Even tho it did, the statement itself did not reflect the name of payees--just the check numbers.

Under the new check processing rules, some checks are processed electronically, and show up in that portion of your statement.

But I still think you should call and ask. I think they'll say it is OK.

Forget it - you'll never get a mortgage without really good credit, and stable job and income anymore - you have to fix your credit first

Repayment means the mortgage is paid off in say 20 to 30 years.

Interest only is a lower payment, but the loan is never paid off. ( a very bad thing )

A potential homebuyer is applying for a $100,000 morgage. The buyer can get a $600 monthly payment by paying no point,or $520 payment by paying 2 point. How many months will it take to recover the points if the lower monthly payment is chosen?

You can save $80 per month if you pay $2,000 at the time of the purchase. You would be at a break even point in 12 to 13 months, and pay a penalty each month after that until the mortgage is paid in full, for not paying the points.

If the funds are available, pay the points.
