Mold Inspectors

Mold, Renters's Rights And Mold Inspectors?

New postby Sophia » 27 Oct 2012, 02:38

I have mold in my apartment. If my landlord were to have a mold inspector come in and inspect the mold issue, what would this mold inspector need?

I ask because my friend is coming by tonite to clean the spores however I'm wondering if maybe I shouldn't clean the spores yet as I want a mold inspector to have enough data.

Does my question make sense? Thanks.

All the mold inspector needs is to see it and take a sample. If it`s Black Mold you might want to pick up a newspaper and look for a new mailing address.
In the mean time you might want to get a spray bottle and fill it with bleach. Wrap something around your nose & mouth & spray moldy spots. The inspector can still take samples & identify them.

Do you have to inform your landlord that you are calling a certified mold inspector?

There is a serious mold problem in our apartment and are wondering if we need special approval from our complex to call a certified mold inspector to inspect all the mold in our apt?

I'm a landlord and no you don't need to tell you landlord as long you notified him or her about the problem and he or she don't fit it but because you are the one that is calling is running from you pocket and other thing that you can do that it will not cost you nothing is go to the city hall in you town and ask for health department and explain the situation and they will send some one to the house then he need to take care the problem and he can not trow you out from the apartment for complain. That against the law in the same time in the city hall ask for the book for tenant and landlords right

Call City Health Department. If this isn't the right place, they'll steer you in the right direction.

Whats involved when a mold inspector comes to your house?

New postby Nydia » 27 Oct 2012, 02:38

And how much does an inspection cost? Got mold and was wondering about this because what happens if they tell you that you can't live in the house what do you do,does homeowners insurance pick up any of this?
We believe the mold came from the hurricanes Florida had, our inspector wouldn't give us credit for the windows or the lost food I had but gave people credit for generators they couldnt see.Of course we were dropped from our insurance company and well here we are, stuck with mold.I asked the roofin guys about mold and they said the roof wasnt damaged bad enough for there to be water getting through.Wish my Camaro had faired as well as our roof did.

The price depends on where you live. He'll do a visual inspection, take some moisture readings, things like that. If the problem is bad enough, he might suggest that you vacate until it is professionally cleaned. Did this happen from flooding? If so, the insurance company should pick it up, but then again it depends on your policy. Good luck.

Call home inspectors, they probably won't do it but they will be able to refer you to someone who can do it. Carson and Dunlop is one and they have a website, Amerispec is another, but there are dozens of them.

Our home inspector didn't check our bedroom wall and it is rotted and covered w/ mold. ?

I've only owned the house for 3 months and we just found it when removing the carpet. Now we have to replace the entire wall and part of the floor. He never went into the attic to check for leaks but only stuck his head up there. Now we are worried that the attic might have a leak. I tried to call the inspector and he is no longer in the business. Is this something he should have found? I would have offered a much lower price if I new this!

Get an attorney involved.   The previous home owners should be responsible for the repair.   The reason why I say this is that I had a friend who purchased a house after being inspected and the bathroom floor was rotted from water damage.   They contacted an attorney and the previous owner had to pay for the repairs.   So check it out and see where it leads you.   If the inspector was still in business, I would also sue him.   We had another property where we had severe damage due to simple things that the inspector had missed which were very visible and were not up to code.   We prevailed in court and received our costs in repairing the home. Inspectors have a job for a reason and they can be held accountable if they are licensed inspectors. Good luck.

I was told by an inspector that I need z strips? behind my molding on the outside windows. What is it called?

I am not quite sure what z strips are and where I can buy them. All I know is they are to be placed behind the outside molding of my window to prevent leaks.
