I guess it is about time someone answered your question, so it might as well be me. Here goes ...
I wish I could recommend an actual inspector, but I don't live in your area. However, I have hired inspectors in the past and understand your concerns. Like you, I tend not to trust an inspector recommended by a Realtor.
Most good home imspectors belong to the "American Society of Home Inspectors" (ASHI). The society offers certification and training. While it is no guarantee that an inspector is competent, I would not hire one who was not ASHI certified. I figure that if an inspector has gone through the training and certification process, chances are pretty good he is qualified.
Here is a link to the ASHI website:
To find the ASHI certified inspectors in your area, just plug in your Zip Code and you will get a list of them. I would call several and get a phone quote for an inspection. I would also ask them how long they have been in the business and how long they have had their ASHI certification. I want an experienced inspector, and wouldn't hire someone brand new to the business.
Good luck with your real estate endeavors.
