If A Support Beam On My House Cracks From The Weight Of...

If a support beam on my house cracks from the weight of the roof, is this covered by standard home insurance?

My support beam cracked and a structural engineer has decided that the beam was inadequate to support the weight of the tile roof. It is unknown if the tile roof is original (40 years old) or if it has been replaced sometime in the past (no permit was on file). Is this something that is covered by typical homeowners insurance policies?

NO INSURANCE WON'T PAY. THAT ENGINEER SHOULD HAVE TOLD YOU WHAT YOU NEEDED TO DO. IF YOU PAY HIM NOT MUCH MORE HE SHOULD BE ABLE TO PROVIDE THE DRAWINGS TO ENABLE THE PROPER REPAIR.

Does a standard home owners insurance policy cover air conditioning unit if it stops working?

Does a standard home owners insurance policy cover air conditioning unit if it stops working? Does it cover the air handler in the addick? It's a ground mounted dual unit.

Check your policy, but my feelings based on past experience are if you don't have a supp. for mechanicals, it won't be covered.

Is it standard procedure for home insurance agents to visit your house before they insure it?

I was told by my ex that a home insurance agent was coming to look at the INSIDE of my house. I was under the impression only appraisers came to look at the inside of your home. Do home insurance agents do that now too?

Nope, they can look at the inside, too. They're checking for certain breed dogs, they'll check your electric box, they'll check for unrepaired damage, and they use info like wallpaper, tile, vinyl flooring, to calculate the replacement cost of your house.

An appraiser doesn't come out until after the claim. The agent is doing "front line underwriting" and establishing the value of your house.

Do most standard home owners insurances cover sewer line breaks (not sewage backups)?

I see a plethora of information out there, even in my own policy, that makes it clear that sewage backups are usually not covered. However, I do not have a backup. I have a sewer line under my basement slab that is broken - most likely due to age and shifting. The plumbers are still tearing up my house to fix it, so I am not ready to file the claim yet.
My plumber told me that since it is not a sewage backup and the pipe is actually broken, they will cover the costs to dig down and get to it and to cover it back up, but not the parts for the pipe. He said this is usually the case in his experience and he's been in the business for 45 years. I want to believe him, but I'm afraid I could be stuck with a $8k bill.

OK, there's an ENDORSEMENT on the homeowners policy that CAN cover sewage backups.

HOWEVER. Don't take insurance advice from your plumber. There are SEVERAL FACTORS you need to know about:

1. each state has their own approved forms. My policy in texas, for example does NOT cover digging through the slab to get to the pipes. My OLD policy in PA, DID cover digging through the slab to get to the pipes. So, I DON"T KNOW. You'll have to ask your agent.

2. Any digging OUTSIDE the house is NOT covered. No way, no how. Not for tree roots, not for settling. And that's usually where there's another $5,000 of cost.

3. Any digging through the DRIVEWAY is not covered, either.

So maybe the damage to your basement floor will be covered. But likely that's not the only place they'll be digging. You'll have to call your own agent and ask.

Its pretty standard fare in casualty insurance these days.

It would be the method they have to make sure it is a bonifide claim AND that the work gets done.
Do I agree with this decision, no, but I understand.
They have an insured property which needs a new roof the owner takes the money goes on vacation does not fix the roof and then makes a water damage claim in 6 months.

The other scenario would be the owner who gets an estimate, decides to do the work himself, and takes the labor cost for his pocket. The problems with that would be that many owners do not posses the ability to do it correctly and they would be paying themselves st a professional rate for substandard work. It also can lead to owners creating damage in order to get paid to fix their own properties.

Not saying you would do that BUT it has happened more often than not.
